PAYMENTS Payments can be
made by Visa, MasterCard, Discover, Money Order, or Certified check. Deposits
are due at time of making reservation. Full payment is due 10 days prior to check
in and will be charged to card given for deposit unless you notify the office
with another card. A credit card number is required to be on file for all rentals.
**NO EXCEPTIONS**
SECURITY DEPOSITS A non-refundable reservation
fee of $25.00 and the $250.00 security deposit are both due at time of making
reservation. The security deposit will be refunded within 14 days after check
out to the credit card that you provided. Guest is financially responsible
for any damages sustained during their stay (which is not normal wear and tear)
if any damages occur we will charge your credit card for damages.
CLEANING Our
cleaning includes the stripping and remaking of the beds with fresh clean linens,
light dusting, vacuum and mopping all floors, clean and sanitize bathrooms. If
additional cleaning is needed after you check out, furniture repositioned or linens
missing, you will be charged for the additional cleaning service and/or missing
linens. Additional housekeeping service is available for a fee. Check with our
reservation staff for prices.
CONFIRMATIONS We will mail or e-mail
you a confirmation of your reservation upon receipt of your $250.00 security deposit
and $25.00 reservation fee. Please review the confirmation carefully to verify
the property rented, the dates of the rental, and the applicable charges and any
special notes. Contact our reservation department within 7 days of mailing to
report any errors. After 7 days the confirmation is considered accurate. We reserve
the right to substitute comparable accommodations without notice or liability
in the event of a sale of the vacation property or if the unit becomes unavailable.
In these rare instances, we will try to notify the guest of the change. The guest
will be charged the current rate for the new unit. And upon notification of the
change the guest will be given the opportunity to cancel with no penalty should
the new arrangements not be acceptable. After notification and acceptance, the
normal cancellation policy will again apply.
CANCELLATION Cancellations
preceding 45 days of scheduled arrival date will result in a $150.00 cancellation
fee. Changes to reservations will result in a $50.00 fee. Cancellations made within
45 days of the scheduled arrival date will result in a total forfeiture of deposit
and guest hereby authorizes agent to deduct such charge from reservation deposit.
Cancellations made within 14 days of arrival and "NO SHOWS" will be
charged the full amount of the reserved rental period and guest hereby authorizes
agent to deduct this charge from your credit card.
CHECK-IN Check-in
is at the main office beginning at 3pm. Guests arriving after 4:30pm of the day
of check-in, or checking in on a Sunday, should contact the reservation department
for instructions on picking up keys, parking passes. This is best done the day
before arrival so we can better support special requirements if necessary. During
peak summer periods, checking into a property may be delayed because of our commitment
to provide a clean unit.
CHECK-OUT Check out is at 10 AM for
all properties. Guests who delay check out past 10AM will be charged for an additional
day. DO NOT LEAVE KEYS IN UNIT. Keys are to be returned to the main reservation
office and brought to the front desk or deposited into the key drop box. Lost
keys or keys not returned by the day of departure will result in the lock having
to be changed and the guest charged for these services. Guest charges include
a cleaning fee for the departure cleaning and fresh linens. Guest are responsible
for removing all food from the refrigerator, loading dirty dishes into the dishwasher,
leaving furniture as you found it and placing garbage in the outside receptacles,
setting the thermostat to 80 degrees, closing and locking all windows and doors.
Please do not make the beds.
REBOOKING Many of our complexes
enjoy guests who rebook the same unit year after year. We work closely with these
guests, helping them to make the advance bookings necessary to protect their future
vacation. Current rates cannot be guaranteed for future bookings. All rates are
subject to change.
PARKING A Maximum of 2 vehicles per vacation
property is allowed. Some are restricted to 1 vehicle. The guest package will
include necessary parking passes for check-in. No parking of boat or Jet Ski trailers,
and absolutely no motor homes. Complexes with boat slips will allow boats and
jet skis.
OCCUPANCY The guest confirmation indicates the maximum
number of people allowed per reservation, including children. These numbers are
governed by association by-laws and owner preferences. (Exception may be made
for one infant child 2 years or younger). Sofa and bunk beds are recommended for
use by children. Vacation properties will be rented to persons 25 years or older.
The qualifying person renting the property is responsible for the conduct of all
guests and other occupants, and that person must occupy the property for the full
term of the reservation. House parties are not allowed!!! Aquatic Realty reserves
the right to enter the vacation property anytime to investigate disturbances,
occupancy and/or damage.
GENERAL
FURNISHINGS:
The vacation property is a privately owned home or condo decorated to satisfy
the particular tastes and desires of the owner. The condition of the unit and
furnishings vary according to the age of the property and the care given by the
owner. Please be considerate of the belongings of the owner and to the people
who will be renting the unit after you. If you require special equipment or appliance,
please bring them with you. We do not provide any furnishings or other items not
already furnished in the unit.
MAINTENANCE: Please report any
damage or malfunction of equipment to the rental office as soon as possible. Failure
to do so may incur some liability to the guest. Repair men may enter the premises
during normal working hours for the purpose of the repair. Working condition of
pools, hot tubs, air conditioning, television, VCRs, appliances, elevators, etc.
are NOT guaranteed. No Refunds or rate adjustments will be made for mechanical
failures.
GRILLING: Fire department regulations prohibit the
use of grills on all decks, porches and balconies. Some complexes have common
area grills for guest use.
FOR SALE: If a vacation property is
for sale, the owner reserves the right to have the property shown to potential
buyers. Every effort will be made to schedule a time agreeable to the guest.
FIREWORKS: The
use of fireworks is prohibited on all our vacation properties. Local city ordinances
and fire code prohibit the use of fireworks on beaches, building, or grounds.
INCLEMENT
WEATHER: Refunds will not be made for inclement weather. In the event of
mandatory evacuation by civil authorities, the unused portion of the rental will
be refunded.
USE OF FACILITIES: By accepting occupancy of the
vacation property, the guest agrees to hold harmless the property owner, the management
company, and the association for accidents or injuries sustained while using available
facilities. By using these facilities, the guest assumes responsibility and liability
for their own actions.
TELEPHONE SERVICE: For your convenience,
a telephone is provided in most or our rental properties. Long distance calls
may be made collect, charged to your credit card, calling card, or to your home
telephone. Local calls are free. Internet access can be made using either a long
distance or toll free number to you Internet service provider. Some units have
high speed internet.
LOCKOUT: In the event a guest becomes locked
out, a $25 dollar service fee will be charged during normal working hours for
reentry. We do not provide after hour lock out service so you can call LOCK MOBILE
@ 850-453-5625 and they will charge you their fees.
LOST KEYS/UNRETURNED
KEYS: Lost keys or keys not turned in by the date of departure will result
in the lock having to be changed and the guest charged for that service.
ITEMS
LEFT IN UNIT: Aquatic Realty is not responsible for items left in the unit.
$20.00 will be charged plus shipping cost to cover the means of shipment requested
by the guest.
HANDICAPPED: Our units are not handicapped equipped.
Our reservation specialists are very familiar with our properties, and can
assist in selecting a property which could best meet the necessary requirements.
AFTER
HOUR EMERGENCIES: There is an agent on call 24 hours a day for emergencies.
Call the regular number and the answering service will contact the agent. Non-Emergencies
will be noted and handled the following day during office hours.
AGENCY
DISCLOSURE: Aquatic Realty serves as the agent and representative of the
owners of properties on the rental program, and is always acting in and for the
best interest of the owners. Aquatic Realty strives for quality service and good
will to our guests.
SUBSTITUTIONS: We reserve the right to move
a reservation to a different comparable unit, if the reserved unit becomes unavailable
and/or to optimize rental days, without notice or liability. When a comparable
unit is not available the guest will have the option of selecting from available
units at the published rate or receiving a complete refund of the reservation
deposit. We will make every effort to notify the guest of any changes when possible.
ERRORS
AND OMISSIONS: Every effort has been made to insure the accuracy of all
printed, recorded, displayed and spoken information. Aquatic Realty is not responsible
for changes in furnishings, colors, decorations, etc. Rates and specials are subject
to change without notice.
VIOLATION OF ANY OF THE ABOVE POLICIES: Many
of the above policies are designed to comply with local laws, ordinances, association
by laws or other compliance requirements which Aquatic Realty and the owners are
subject to. Others are designed to protect the rights of the owners as the guest
and to foster a vacation atmosphere that is fun and enjoyable by everyone. By
accepting occupancy, guest agrees to abide by these policies. Guests who violate
the above policies are subject to eviction and forfeiture of all payments. Any
reservation made under false pretenses will result in forfeiture of advance payment
and the guest will not be allowed to check in.
